Tom Knox built beside his brother’s Rona on the Bellevue Hill ridge — early Queen Anne turning Federation, harbour rooms around a Gothic stair hall. Fire gutted the upper floors in 1909; Cranbrook later boarded sixty boys here as Street House; the villa is private again, still looking down to the harbour.

Architecture & interiors

Two-storey brick Federation Queen Anne marine villa. Shavian planning — principal rooms toward harbour around substantial stair hall; entrance gable and stair hall Gothic Revival in character with restrained tracery (Boyd via SHR). Two-storey verandah on cast-iron columns. Surviving details cited on SHR: wave-motif dado, blue-and-white transfer tiles, fern/sunburst grate, panelled timber ceilings, Japanese-style bracket curves. Billiard room = later SW addition (Boyd). Prefer CMP / SHR over inventing lost 1891 joinery schedules; flag 1909 rebuild.
