Graythwaite – 20 Edward Street – North Sydney – NSW
Victorian Italianate sandstone mansion · Euroka / Graythwaite · Standing — Shore School; SHR #01617 · Live URL says Lavender Bay
On the Edward Street ridge above Union Street, Graythwaite wraps an early North Shore house story inside a grand Victorian Italianate pile. Thomas Walker’s 1830s Euroka, Edwin Sayers’s sandstone additions, and banker Thomas Allwright Dibbs’s 1870s–80s enlargement made the landmark. In 1915 Dibbs gave it to the Crown for wounded soldiers; Red Cross and later hospital chapters followed; Shore School restored it after 2009. The live scrapbook parks it under “Lavender Bay” — geography is North Sydney, about 600 m from Lavender Bay water.

Elevated 2.7 ha (approx.) parcel with terraced garden falling south and west toward harbour / river vistas; dual frontages Edward and Union Streets. Mature cultural plantings (figs, palms, rare rainforest specimens noted in SHR landscape text). Aboriginal Country: Cammeraygal. Holtermann / Shore lands adjoin historically — Dibbs sold adjoining Holtermann ground toward the school. Live “Lavender Bay” tag is harbour-side shorthand, not the cadastral suburb of the house.

Architecture & interiors
Three-storey-order Victorian Italianate sandstone villa grown over earlier Euroka fabric; kitchen wings; early sandstone stables with loft (oldest stables tradition for North Sydney in SHR wording); later convalescent/hospital ward and service buildings. SHR stresses retention of Victorian finishes, fireplaces, and early timber framing evidence inside the main house despite hospital adaptations. Describe school-era restoration as conservation, not a return to untouched 1880s domestic interiors throughout.
People & anecdotes
Thomas Allwright Dibbs — bank manager credited with steadying CBC Sydney in the 1890s depression; 1915 deed language of sympathy for Empire wounded is the moral centre of the modern story. Early photographic panoramas of Sydney were sometimes taken from Graythwaite when Holtermann’s tower access was restricted (SHR / local history tradition). Community campaign to keep the estate in public hands before the Shore sale is part of North Sydney’s late-20th-century heritage politics — report without relitigating.
