Lulworth House – 71–73 Roslyn Gardens – Elizabeth Bay (Rushcutters Bay edge) – NSW
Built c.1860s · Patrick White’s childhood Sydney house · Standing — within St Luke’s Hospital Group (aged care)
Down the eastern fall from the Cross toward Rushcutters Bay, on land that was once Alexander Macleay’s Elizabeth Bay Estate, stands Lulworth — heavily altered, still itself. Grazier Victor Martindale White bought it in February 1916; his son Patrick White, Australia’s Nobel laureate novelist, grew up in its garden and rooms. In 1938 St Luke’s took it for maternity. It remains inside the hospital group’s heritage listing. Welcome to Lulworth — not Roslyn Hall uphill (demolished 1937); not a free-standing house museum.

Site & setting
Roslyn Gardens drops off the old Roslyn Hall / Barker and Macleay estates toward Rushcutters Bay. Thomas Barker’s Roslyn Hall crowned the hill until 1937; William Russell’s 1860 subdivision of Barker ground created Roslyn Street lots for Trebartha, Kenmore, Kenilworth — the hospital’s other Victorian fossils. Lulworth itself sat on Macleay estate ground a little further into the eastern fall (Heritage NSW notes). The live 2016 stub was empty of prose — this draft fills it without inventing rooms.

Architecture & interiors
Inventory description: two-storey Victorian rendered house, timber-framed windows, hipped roof, east-facing verandahs, garden north and east. Internally extensively altered — “little surviving original fabric apart from two stone fireplaces on the ground floor and remnant joinery on the first floor.” Sandstone gate piers to Lulworth are significant site features of the hospital group listing, together with mature trees that may relate to the old garden (camphor laurel, coral tree, lemon-scented gum — possible Lulworth garden remnants per Oultram CMP summary).
Joseland’s 1916 domestic remodel and Fowell McConnel Mansfield’s 1938 maternity conversion are the two documented architectural campaigns after the original build. Original architect remains unnamed here.
People & anecdotes
Patrick White — Nobel Prize in Literature (1973) — is why Lulworth is more than another Roslyn Gardens Victorian. Keep claims tied to published biography (David Marr and others), not invented room inventories. Fiction later refracts the house — label literary echoes as literary, not documentary.
V.M. White — New England / Hunter grazier family money; the Sydney foothold on Roslyn Gardens was deliberate status and climate.
St Luke’s — from eleven beds in Trebartha (1919) to a full hospital campus that folded Lulworth into care — a denomination hospital’s accretion written in brick on one hillside.

What stands today
Lulworth stands, altered, inside the St Luke’s Hospital Group at Roslyn Gardens / Roslyn Street, Elizabeth Bay. It is a working care facility — not a house museum. View the exterior and gate piers from the public street; respect patients and staff. Pair with the Roslyn Hall post (lost uphill neighbour) and Elizabeth Bay House.
